Lofton Creek Ranch

 The home on the property is a 2100 sq. ft. one level ranch style residence nestled among the trees in a park like setting. During the Fall and Spring you can hear Lofton Creek from the house as it flows east down the valley.

The home has an open floor plan including a vaulted great room, dining room, three bedrooms, den, mudroom and 3 bathrooms. It is a stick built residence that was constructed in 2009 by HiLine Homes of Washington State. More information can be acquired about the builder at www.HiLineHomes.com.

It is heated by both a wood stove and a propane monitor heater. There are Mill Guard brand double pane windows installed, and the house is situated so that it offers a high level of sunshine exposure throughout the day, especially during Spring, Summer and Fall. This property is “off grid”, meaning it is not connected to any public power utility.  The electricity is produced by a photovoltaic solar panel system and a gas/propane generator. Water for the home is heated by a propane water heater.

The home is offered with all appliances including a propane refrigerator, propane stove and electric dishwasher. The kitchen has oak fronted cabinets with Crater Lake style laminate flooring that extends into the dining room and pantry.

Inside the home is a low voltage panel wired for satellite TV access extending to the great room and all of the bedrooms as well as the den. There is conduit in place in the attic to connect to the low voltage panel in order to develop a WIFI system for high speed internet access.

During construction, the sub floor and framing materials were treated against insect and mold development by All Natural Pest Elimination Company located in the Medford, Oregon area. The exterior of the home is covered with Hardy Plank siding and the roof is made up of 30 year compensation shingles. Continuous gutters with rain drains were installed during December 2011.

During July 2012, a 17’ X 25’ cedar deck was constructed to enhance the front entrance to the residence. In addition, a 15’ by 30’ brick paver patio was also constructed to enhance the back entrance to the residence for decorative and functional use.
